Exposed timber and warm décor throughout make this Three bedroom Grade II listed cottage elegant and homely.

This charming cottage dates back to the late 1600s and is arranged over three floors. It boasts a host of original features and has been well looked after.
The entrance porch leads into the superb living/dining room with original brick-built fireplace and exposed beams being just some of the period features on show throughout the house.

The fitted kitchen is a welcome addition to the house; the details of the styling have been intelligently considered and planned ensuring modernity works effortlessly with character. To the rear is a handy cloakroom and door leading to a sunny, south-westerly facing courtyard.

The first floor comprises two good sized bedrooms and a bathroom, all with beautiful exposed timbers. To the second floor, a further double bedroom can be found.
Whilst historic properties have a reputation for being compact, the space here is well-proportioned. A delightful bonus is the the close proximity to Amersham's boutique shops and upmarket restaurants and independent retailers and cafés.

The property is in good order, with neutral coloured carpet upstairs.

There is nothing to compare with the feel of an established property; the building's resilience and the affection for it which develops in its residents, means this home has an added dimension.

Age and charm; a chic location; the standing of a Grade II listed building; on all counts, this cottage has an attraction which is increasingly rare.

A viewing comes highly recommended.

LOCATION

OLD AMERSHAM

There is a good reason why Old Amersham is such a desirable location - for couples, families, businesses, and TV and film companies.

An ancient market town, it is one of the few to hold an annual Charter Fair (each September) instated in the 13th century; it is the location for scenes in Four Weddings and a Funeral, episodes of Midsomer Murders and more recently Celebrity Masterchef; there are meeting and eating places to satisfy all tastes and educational facilities which are second to none in the country.

The location, which borders a rural landscape, also has a cosmopolitan feel that is enhanced by the boutique shops, independent retailers and coffee shops. A wider range of shopping and eating is in larger nearby towns such as Aylesbury, Watford and High Wycombe, which are all within a 35 minute drive of Old Amersham.

Essential links to London by road and rail are convenient and close by. Amersham Station is under a mile away and runs regular trains to London Marylebone on the Chiltern line (35 minutes) or the Metropolitan line into the heart of the City of London in a little over an hour.

The M40 and M25 are within ten minutes' drive from the property giving easy access to all other areas whether travelling in or further out.

Not to be underestimated are the delights of the local area. Open farms, museums, fetes, carnivals and farmers' markets make this thoroughly country but with a feel of being on the edge of the city.
